How is the Real Estate Market at Lake Lanier?

I try to peruse what we in the real estate business refer to as the 'hot sheet' every day.  The hot sheet is a listing that shows the day's new listings, pending and sold listings. Sometimes it's in the morning while I'm having coffee. Other times, it's while I'm relaxing after dinner.  I was very surprised to see this tonight.  Three listings on Lake Lanier showing pending (under contract) on today's hot sheet priced at over $1 million. Exciting news for Lake Lanier real estate!

There were 36 sales on Lake Lanier in 2018 over $1 million.  On average, the $1 million plus listing was listed at 113 days, not quite four months.  There were 21 sales on Lake Lanier over $1 million in 2017 with average 199 days on market, just over six months.

Where are we today in 2019?  Nine listings are currently pending with a list price of over $1 million while six have closed year to date at over $1 million in 2019. So we stand to surpass 2018 in million dollar sales for 2019. 

Who doesn't love seeing beautiful homes?  This is the listing that showed up 'under contract' today after only 5 days on market, listed at $1,695,000.

This one in Dawsonville was on the market for 85 days at a list price of $1,375,000 and just showed up as under contract.

This listing at 3178 Clarks Bridge Road, listed at $1,795,000 and on the market for 110 days just showed up as under contract.  Significant about this listing is the fact that it is north of Clarks Bridge, north Lake Lanier.
